We are down here at the Rehoboth Beach Boardwalk. I know we've mentioned it many times here on the channel, so I wanted to give you guys a little preview of what the Boardwalk looks like.

Earlier this month, the Bank of Canada cut the overnight rate for the first time in four years. Now, this is very unsurprising to a lot of people but a week before that rate cut, I think there was like a 50/50 chance, as we got closer it was looking more like a 75% chance, but they did it.
