You need a platform that lets you send mass emails to your database. Use what you have—FUB, Follow Up Boss, Mailchimp, KVCore, Constant Contact, etc. If you’re not set up yet, get that handled first. You can’t send if you can’t hit send.

Most modern CRMs can do this—Follow Up Boss, Lofty, Brivity, Real Geeks, etc. Use your CRM before buying anything new. You’ll want tracking, history, and batch-sending capabilities.

Last week, the federal government introduced a new GST rebate for first-time homebuyers. If you’re purchasing a new home under $1 million, the GST will be fully rebated—up to $50,000 in savings. For homes priced between $1 million and $1.5 million, the rebate scales down.

On paper, it’s a straightforward fix: reduce the upfront tax burden and help more Canadians buy their first home.

But eligibility is strict: you need to be a Canadian citizen or permanent resident, over 18, and you can’t have owned a home—anywhere in the world—in the past four years. The home must be newly built, serve as your primary residence, and construction must begin before 2031.

So yes, this could be meaningful for some. But it won’t move the needle for most buyers navigating today’s pricing, supply issues, or financing challenges. It’s one lever. Not a cure-all.

Still—if you’re a first-time buyer looking at new construction, it’s worth understanding how this could shape your budget and timeline.
