Sale Of The Week: Why Did 323 South River Road Sell So Quickly?

I just finished analyzing all 35 sales in Bedford, NH, and I came across a sale that I just had to share.

323 South River Road was on the market for less than 24 hours.

With 4.5 months of inventory (that’s up 70% since 2021) and most homes sitting on the market for 40-50 days, it’s uncommon in our area to see homes selling in less than one day.

I did some recon for you and talked to the listing agent.

They had 9 offers within the first 12 hours.

Here are three reasons why I believe this home sold so quickly:

Competitive Pricing: The home was priced well at $799,000. For our area, any home between $700,000 and $900,000 attracts a lot of attention. In fact, this home had over 1,530 views on Zillow.

Desirable Upgrades: The homeowner made several upgrades that buyers love – an upgraded kitchen, renovated bathrooms, and beautiful landscaping. The curb appeal was spot on.

Prime Location: Located 5 minutes from Bedford High School and less than 10 minutes from Whole Foods.
