Okay, so point one, the occupancy rate that so many people get obsessed with when they're starting out, means almost nothing. When I started, I was obsessed with occupancy. I was always pushing, trying to get it to 100%, I was lowering rates, offering one night stays just to fill up those little gaps. And you know what I find out? I was taking back that I shouldn't have had and, in actual fact, the higher the occupancy, it actually became less profitable for me. But the opposite is also true, having a lower occupancy can actually mean you're more profitable.
