How to customize this Instagram Reel template (step-by-step):

  1. Pick your hook.
    Decide which theme fits your market best—price cuts, taxes, days on market, or monthly payments. Choose the one that feels most interesting or relevant right now.

  2. Look up 3–4 recent sold listings.
    Use your MLS or preferred source to find homes that match the hook. For example:

    • If you choose “highest taxes,” find 3–4 homes with the largest annual tax bills.
    • If you choose “steepest price cuts,” look for listings that sold well below the original list price.

  3. Gather the details for each home.
    For each listing, write down:

    • The neighborhood or area
    • The final sale price
    • The stat you're highlighting (e.g., annual taxes, price reduction amount, DOM, etc.)
    • A photo or video from the listing (you can screen record from MLS or save the media if allowed)

  4. Click the Canva template link.
    The template will open in your browser. If you don’t have a Canva account, you’ll be prompted to create a free one.

  5. Replace the text on each slide.
    Click into each text box and update it with your listing info. Use this format:
    • 📍 [Neighborhood Name]
    • 💰 Sold for: $[Sold Price]
    • 📊 [Label]: [Data Point] (e.g., Property Taxes: $31,500)

  6. Add your listing photos or videos.
    On each slide, replace the placeholder with a real image or short clip from the listing. To upload:

    • Click “Uploads” on the left-hand menu in Canva
    • Drag and drop your media in
    • Then drag it into the design to replace the existing content

  7. Customize your brand (optional).
    You can add your logo, brand colors, or contact info if you’d like. Keep it clean and focused on the content.

  8. Download the video.
    Click the “Share” button in the top right corner of Canva, then select “Download.” Choose MP4 as the file type and save it to your device.

  9. Post as Instagram Reel
    Open Instagram, tap the “+” icon, and choose “Reel.” Upload your video, write a short caption (you can ask a question like “Would you have guessed this?”), and hit post.
